What is Available?
The scheme provides capital grants ranging from £2,000 up to a maximum of £10,000.
It operates on a strict 50% match-funding basis. This means the grant can cover up to half of your eligible renovation costs, and your business must fund the remaining 50%. Because the scheme is paid in arrears, you will need to pay for the building works upfront and claim the grant money back once the project is successfully completed.
Important Note: You cannot claim for any money spent or building works started prior to receiving formal written approval for the grant funding.
Who is Eligible for the Grant?
To qualify for this Oswestry property grant, both the property owner and the building itself must meet specific criteria:
The Applicant: You must be the legal landlord or owner of the commercial property. You must operate as a small or medium-sized business (typically employing 1 to 49 full-time staff) and have been actively trading for at least three months. You must also be in good financial standing with Shropshire Council.
Property Location: The building must be physically located within the Shropshire Council local authority boundary, and specifically within a designated market town centre conservation area, which covers central Oswestry.
Property Status: The commercial premises must have been documented as completely vacant for a minimum of 12 months prior to your application. Eligible property types include retail shops, leisure spaces, hospitality venues, commercial offices, and tourism premises.
Future Intent: You must intend to lease or rent the property out to a commercial tenant once the upgrades are complete. Furthermore, you must commit to not selling the commercial property for at least two years after receiving the grant funding.
What Can the Funding Be Used For?
The core focus of this initiative is to support physical renovation works that structurally or aesthetically upgrade a building so it can safely be put back on the rental market. Eligible works generally include structural repairs, internal refurbishments, utility updates, window or door replacements, and shopfront restorations.
What is Excluded? The funding cannot be used by standard trading tenants looking to upgrade their current shops. It is also not available to charities that do not derive income from trading, businesses in financial distress, or property owners looking to convert commercial high street spaces into private residential holiday lets.
